Thanks for the screenshot it really helped me understand what you are looking to do. It seems the feature you are looking to use is what we call a “split processor”.

What split does is exactly what you described: dividing a file into multiple files depending on the value of a specified column (which in your case would be the address column).
Now only two details about it:
Currently, it only supports up to 300 unique values (this means you cannot do a split of more than 300 distinct addresses)
Now in order to transform it into XLSX you’d need to set it up to a Non-Google-Drive Destination (meaning Dropbox, Sharepoint, or OneDrive).
You could submit this type of setting as a feature request here through the community.
